Roofing Materials: Unique Maintenance Requirements

Depending on your wants, needs, and personal taste, you have decided on a roof that checks all your boxes! But what you may not know is that different roofing materials could influence the type of maintenance required. Each material is unique in its composition, so their steps for proper preservation will differ as well. Some material requires little to no maintenance, while others are more subject to damage and will need repairs more often.

Metal Roofing

Metal roofing is considered one of the most durable roofing materials on the market. To really solidify the longevity of your metal roof, there are a few things that should be put into place before, or immediately after, its installation. Firstly, Be sure that trees are not in close enough proximity to your roof so that they can constantly rub up against it. This can damage the finish, or even dent and erode the metal.

Secondly, Be sure to stick to one type of metal. Combining aluminum, copper, and/or steel can cause a reaction that will quicken erosion. Lastly, even if your roof is slated to last for 50 years, sealant never lasts any longer than 20. Sealant can be chipped, scratched, or blown off with heavy winds. Always check on and touch up on your sealant more often than you would check your roof.

Asphalt Shingle Roofing  

Similar to a metal roof, shingle roofs should be clear of trees, shrubbery, and greenery. Sometimes, fallen plants can imbed themselves in between the shingles and grow, causing cracks and considerable damage.  

With asphalt shingles, some damage may be hard to see, given the layered pattern of shingles. Call a professional to perform regular inspections, even if you're not sure if there is anything wrong. Also, don't underestimate the effectiveness of doing a once over while you're on the ground. A few visible missing shingles might not seem like a big deal, but they leave your home exposed to the elements and should be addressed immediately.

Clay Tile Roofing  

This roof type is extremely durable because of its weight and the unique reinforcements required for clay tile roofing. The clay tiles themselves usually require very little maintenance, but the underlayment will need replacement every 8-20 years.

Solar Panel Roofing  

Solar panels typically require the least amount of regular maintenance. They are installed at an angle so that rainwater does most of the cleaning throughout the year. If you do notice that your solar panel's performance has decreased however, it might be time to schedule a cleaning. Protecting your solar panels is typically as simple as opting into manufacturer warranties. That way, if there are any breaks, cracks, or problems, they can be easily replaced.
